INQUIERY We are looking into the feasability of creating a WI-FI network for both buildings. For those who are not familiar with WI-FI: It is a technology that would allow you ( provided your computer has the proper receiving device ) to go on the internet with any computer, anytime, anywhere within the network, without wires. We would be able to provide fast broadband service, a great improvement over dial-up. If you still have dial-up service or even if you subscribe to broadband via cable network , this would not only be a great improvement in speed and convenience ( no wiring necessary ) but also much more affordable. We calculated that we can offer the service for $ 25.00 per month per unit for unlimited usage 24/7. We will send a flyer with further information and a sign-on sheet. SMOKE AND CO DETECTOR INSPECTION Please be advised that we will have our bi-annual Smoke & CO Detector inspection beginning February 1st. Smoke Detectors as well as CO Detectors save lifes. They should always be in good working condition and never, ever be disabled. If your device makes some chirping noise chances are the batteries need replacement. Just let us know and we will do it for you. The inspection will take only a few minutes. We will test the devices to make sure they are in good working condition. 01/15/06 WINTER IS IN FULL SWING Despite the rather mild temperatures let's not get fooled. Winter is here to stay for awhile . If you have any problems with the heat, see steam or water escaping from radiators, cannot close your windows or experience draft - call us 917.566.1958. We will be more than happy to check it out. Be reminded though of the guidlines that do apply during the heating season. 6AM-10PM 68DG ( if the outside temps are below 55 DG ) 10PM-6AM 55 DG ( if the outside temp is below 40 DG ). Our system is strictly computer controlled. The computer reads the temps in 10 of the apartments and takes a vote ( majority rules ) and thereby controls the heat. That does not mean the radiators are continuously hot. If the temperature in your apartment is more than the required 68DG ( we stick with 70 DG ) the radiators should be cold. Not unlike an air conditioner or stove the action happens only when the temperature requires it. Some Tips. If you must open the windows open them all at once for 5 minutes, then close them properly. You will have fresh air, but keep the heatloss to a minimum. Darft ist the deathnail to heat comfort. Windows not properly closed, doors half way open create draft. Draft sucks the heat right out of the room - so keep the windows and doors closed properly Thank you for your cooperation Justin von Oldershausen

01/01/06 ANNUAL INSPECTIONS Please be reminded that we have to perfom the annual LEAD/WINDOW GUARD inspection in all those apartments where children age 6 or 10 and younger reside. You will receive an official notice from the Department of Health/Department of Buildings in the mail. Please fill it out and return it to us. We will send you an additional SCHEDULING SHEET. Please set a date and time at which we can inspect your apartment. If the inspection results in the need for any kind of maintenance or repairs we will schedule it immediately and perform it within 72 hours. We hope that we can finish all inspections and repairs during January 06. Thank you for your cooperation

12.15.03 FINALLY! THE OUTSIDE RENOVATION IS ALMOST FINISHED. A FEW SMALLER ITEMS AND SOME MORE CLEANUP AND WE ARE DONE. AS YOU WITNESSED, A LOT OF WORK WAS INVOLVED. SOME VISIBLE AND SOME NOT. HERE ARE SOME HIGHLIGHTS: 88 LINTELS ( THOSE METAL PIECES ABOVE YOUR WINDOW ) HAVE BEEN REPLACED. THE LEFT PARAPHETWALL WAS COMPLETELY REMOVED AND THEN REBUILD. ALL JOINTS HAD BEEN RAKED AND REDONE. ALL PARAPHETWALLS FROM THE ROOFSIDE HAD BEEN STRIPPED TO THE BRICK AND RESTUCKOED WITH NEW FLASHING ALL AROUND. EVERYTHING HAS BEEN WATERPROOFED AND THE ROOF RESURFACED. THE WORK WILL BEAR MANY BENEFITS FOR YEARS TO COME AND IS THE PRECURSER FOR THE INSTALLATION OF NEW HIGH TECH WINDOWS WHICH WE STILL PLAN FOR THE COMING SPRING.
